The 90-day annual limit on Airbnb for short-lets in London

As you may know, since the beginning of the year, Airbnb has set up a 90-night limit per calendar year fort short-term rentals in the Greater London area. This restriction will affect you if you wish to short-let your property as an entire home.

The rules and regulations in London

You can now short-let your entire home for up to 90 days only, from 1st January to 31st December, unless you have a planning permit issued by your local Council allowing you to exceed this 90-day limit.

Automatic blocking of your listing on Airbnb

Airbnb keeps track of your lettings and will automatically block the bookings of your listing once the limit of 90 days is reached, though your listing will still remain open for the following year's reservations.

This applies to all listings in the Greater London area. You will see a counter on the page where you manage your listings that will show you the number of days you have rented your place out since the beginning of the year.

If you have been exempted from this rule in your planning permit, please do fill in this form, and Airbnb will see that the limit on your listings is lifted.

Why has Airbnb introduced this rule?

Since its launch in 2008, Airbnb has become a major player in the tourism and travel industry, making the city of London its second largest market in terms of number of properties listed on its platform. Authorities and councils raised concerns about the impact on long-term rentals for local residents, and by introducing this rule Airbnb plans "to help ensure that home sharing grows responsibly and sustainably, and makes London's communities stronger".

Is there any way I can go over Airbnb's 90-day limit without an exemption?

There are a number of ways to legally rent out your home for more than 90 days per calendar year. First of all, any stays of over 90 days at a time are not considered a short-let stay. So, if you have reached your limit for the year, think about renting out your home on a long-let basis. As per the 2015 Deregulation Act, these stays will not be added to your annual short-let stay allowance. Just be sure to remove the "maximum stay" restriction on your listing.

Secondly, these limits only apply to "entire home" listings, so you are still free to rent out one or two rooms. You can even combine a long-term rental of one room and short-let the others.

What about other cities?

London is not the only city being regulated: Paris is restricted to 120 nights per year, Amsterdam to 60 nights, and in Berlin, short letting your entire home is even prohibited.
